Maintenance Technician (New York, NY)

 As the Maintenance Technician you will be responsible for the efficient, safe operation and maintenance for the mechanical plants, equipment and building systems at the property to which assigned; this includes all common areas and individual apartments/office spaces within each property.  You will also work within all of the residential properties on a rotational basis as needed.

Specific Responsibilities:
- Safety/Maintenance Inspection – Perform daily safety/maintenance inspections of all the mechanical plants, equipment and building systems within each assigned property, make necessary adjustments, record findings and arrange to have any necessary repair work completed.
- Monitor Contractors – Performs and/or monitors contractors performing the preventive maintenance within the mechanical plants, residential  apartments, and office spaces to include electrical, plumbing, and HVAC systems.
- Residential Maintenance – Complete residential maintenance requests to include, but not limited to , carpentry , plumbing, electrical and HVAC repairs.
- Inventory – Actively maintains inventory to ensure that all necessary supplies to perform the job duties and responsibilities are on hand.
- Safety – Respond to emergency/crisis situations during normal business hours and while performing On-Call duty. 

Required Skills:
- High School Diploma
- Vocational training and/or professional experience in HVAC, plumbing, electrical, and carpentry.
- Minimum of 3+years of maintenance experience in a HVAC, and mechanical systems.
- Basic plumbing, carpentry, electrical skills to include preventive maintenance, diagnoses and repairs.
- Good oral and written communication skills
- Knowledge of NYC and NY State Building Codes
- Proficient in basic computer skills, ability to use MS Applications (Word, Excel and Outlook) and web-based application.
- Ability to work autonomously and responsible for resident safety and privacy.

Days: Monday thru Friday 

Hours: 9:00AM to 5:00PM.  Every 4th weekend the schedule is 9:00AM to 5:00PM and the weekday for that week will be 3:00PM to 11:00PM
