Project Manager

POSITION SUMMARY

Our Client, a Long Island based Construction Company specializing in exterior construction projects in the Tri State area, is looking for a 'Project Manager' to assist the Senior Vice President with the administration, coordination and management of all types of Commercial Construction and Renovation Projects.

Major Duties and Responsibilities:

The position is under the direction of the Senior Vice President and the 'Project Manager' will be responsible for;
?Responsible for day-to-day financial & construction management of Project including assisting in the development and acceptance of the budget, ensuring timely updates to budget and acceptance by the Client (i.e. Change Orders), preparing Subcontracts and Purchase Orders, verifying Subcontractor Requisitions, overseeing preparation of and reviewing Client Requisitions, ensuring collection from Owner and adherence to payment terms of contract.
?Reports to the Senior Vice President on a regular basis with information on project status, Owner relations, requisitions and collections.
?Responsible for project schedule including its development, maintenance/tracking, updates/changes, financial impact, informing Client/Architect, Subs and Project Team of any/all changes and obtaining necessary approvals, ensuring adherence to milestone dates and managing impact on budget and manpower needs; develops trade-by-trade schedule.
?Responsible for work scopes and buy-outs including sub review/qualification, subcontract terms, incorporation of schedule into buy-outs, submission of Trade Awards to Client for approval, preparation of Subcontracts, maintenance of Buy-Out Worksheet and monitoring of job cost.
?Assists with Site coordination including daily site visits, coordination of Subcontractors and field personnel, reviewing progress of Subs on-site and off, reviewing Drawings and Sketches, inspecting pre-fabricated items and material prior to delivery and after installation, and ensuring highest standards of safety and quality on site at all times.
?Responsible for administration of project including review, processing and maintenance/filing of all Construction Documents and document logs, and routing items to all relevant parties.
?Reviews Daily Site Superintendent Field Reports, Work Orders, and any changes to project, approves daily labor hours and cost allocation, ensures all Subcontractors are properly insured.
?Conducts weekly job site meetings with Architect/Owner including preparation of agenda and minutes/project report.
?Oversees close-out including preparation of Punch List, securing sign-offs and Certificate of Occupancy, filing all required Permits, and obtaining final waivers and releases for all Subs.

Preferred Skills:

The ideal candidate will have a degree in Engineering or Architecture and 7-10 years of relevant commercial real estate construction project management experience.

The candidate should possess the following:
?Basic understanding of commercial codes and processes
?Adept in communicating information effectively
?General understanding of financial models and using database information as an efficient management tool
?Highly proficient in Excel
?Working knowledge of Microsoft Project
?Knowledge of construction and project management for commercial properties
?Excellent interpersonal and communication skills
?Pristine professional and personal presentation
